Staging Can Help Sell Your Home

By Greg Tilley

To market their homes back when the real estate industry was healthy all that homeowners did was vacate it after they had cleaned it up. With or without the help of professionals, staging your home, could determine how much you get for it and how long it takes to sell.

Beautifying your home into an example of what the potential buyer might wish to see is what staging means. Adding extra touches as well as making your family photos and identity disappear is what you will need to do as well as an all-round clean up.

If you want to try staging your home, you can hire a professional to advise you or create the look, or you can take on the task yourself.

Begin by getting a better idea of what you're trying to create. Look at interior design magazine and research. Checking out furniture stores is a great idea as they are free to go and look at and the different types of furniture are on display to help you get a better idea. You can even browse them online.

Notice not only what is in the rooms or groupings, but what is not. While you might envision taking a living room suite home and adding your homey touches, resist this temptation when it comes to staging. Tidy up by putting additional stuff into storage (closet space may need to be displayed so leave that free as well).

Not only will you have to clean exceptionally well but also remove any clutter. Do not keep any family items on display, the house is on tour not your family. This makes it easier for other people to envision how their things would look in the room. It will be easier to clean without so much in the way and there will be more space in the room making them look larger.

During your observations you may have seen things you want to add to the house. A vase full of flowers is great because it adds color. You might also look for inexpensive throw pillows or rugs or prints to replace family portraits on the walls.

While you don't want to redecorate walls and floors, unless they need it when experts recommend choosing a neutral color and painting or replacing carpet, if you've been wanting new comforters, a tablecloth, scatter rugs or other items that will enhance the overall appearance of rooms without creating clutter, go ahead and buy them to take with you.

Outside the home is also recommended staging. Siding and decks need to be cleaned, and you may need to invest in some potted annual flowers to add the same splashes of color that are recommended indoors.

The key to staging is keeping it simple. Remember to make the place somewhere that people will want to live by only adding items that help the house's appearance.
